The county has a barndominium checklist
Alachua County publishes a plans-review checklist specifically for barndominiums. Its first instruction is to confirm the building is rated Risk Category II and R-3 residential use before you buy it, because retrofitting that certification costs time and money.

Design wind speed
120 to 130 mph, among the lowest in Florida. No contour crosses the county: the 120 mph line runs just to the north and the 130 mph well to the south and east, so the north of the county trends lower.

No impact glazing required
The county states it plainly: no area of Alachua County is in a wind-borne debris region. On a building with a large glazed gable end or big shop doors, that saving is bigger than the wind speed difference.

Build the house first, not the shop
Sheds and garages may not be built before the principal building. The common plan of putting up the shop now and finishing living quarters later does not work here unless the whole structure is permitted as the dwelling from the start.

Alachua County Unified Land Development Code section 407. This is exactly what the county barndominium checklist contemplates: one building, R-3 use, Risk Category II.

Permitting is much cheaper outside the city
On a $400,000 valuation the unincorporated county permit runs about $1,642 against roughly $3,600 inside Gainesville city limits. Roughly 76% of the county is unincorporated, so most rural parcels get the cheaper route.

Karst rules constrain where the house goes
Sinkholes carry a 35 to 50 ft buffer, springs and karst windows 100 to 150 ft, and a Karst Sensitive Area is anywhere rock sits within 10 feet of the surface. Siting comes before design here, not after.

Alachua County ULDC Chapter 406 Article 16. New development on well and septic also needs a one acre minimum lot, three acres inside the Idylwild/Serenola study area.

Also worth knowing before you build in Gainesville

The county regulates wetlands the state does not
Its code applies to all surface waters and wetlands regardless of size and is expressly not limited to those shown on maps. A small isolated wetland the state would wave through can be county-jurisdictional here.

ULDC Chapter 406 Article 6. Buffers run 35 ft to 150 ft depending on size and whether listed species are present.

Zoning, agricultural district
Three acre minimum lot at one dwelling per five acres, 20% maximum site coverage, 40 ft front and rear setbacks. Building height is unlimited except for residential structures, which are capped at 35 ft.

No minimum house size
Nothing in the county code sets a minimum living area for a single-family dwelling. A compact build that would fail the floor in several coastal cities is fine here.

Metal buildings are not restricted
No county-wide restriction on metal cladding for a dwelling. Exterior material standards exist only inside specific urban activity centres, not on agricultural land.

Hurricane exposure, measured
Across Irma, Idalia and Hermine the highest wind ever measured at Gainesville Regional was a 58 mph gust, and that was Irma passing about 20 miles west. The design standard is 120 to 130 mph.

Rain, not wind, is the inland risk
Annual rainfall is 47.33 inches, the lowest of any market we build in, but Irma alone delivered 12.40 inches in one storm. Freshwater flooding rather than wind is what drives siting and floor elevation this far inland.

51% of the county rates Not Limited for dwellings, the best of any market on our list. The main constraint where it exists is a seasonal high water table, affecting around 238,000 acres.

Clay is a real factor here, unlike the peninsula
About 28,800 acres carry shrink-swell soils, around Paynes Prairie, Orange Lake, Newnans Lake and Lochloosa. On those parcels a geotechnical report genuinely changes the slab design rather than just confirming it.

81 reported subsidence incidents, ranking Alachua joint 14th of 67 counties and well below the Tampa Bay corridor. Only 2 of the 81 have been verified by a geologist as true sinkholes.

Where sinkholes actually form
Western and central Alachua County, where limestone sits under less than 25 feet of sand. They are much less common in the east, where clay runs over 100 feet thick. Risk is mappable rather than county-wide.

Flood insurance discount
Unincorporated Alachua County holds a Community Rating System Class 5, worth 25% off flood premiums. Nationally only 37 communities have reached Class 5 or better.

Is Alachua County actually used to barndominiums?
More than anywhere else we build. The county publishes a plans-review checklist written specifically for barndominiums, which almost no Florida county does. That tells you these come across the counter often enough to be worth standardising. It also tells you what they check. The first instruction on it is to confirm that the building is rated Risk Category II and for R-3 residential use before you buy it, because if the manufacturer paperwork does not say so, a Florida engineer has to certify it after the fact, and that costs time and money. Ask us before you order a building, not after.
Do I need impact windows in Gainesville?
No, and the county says so in writing: no area of Alachua County is in a wind-borne debris region. Combined with design wind speeds of 120 to 130 mph, among the lowest in the state, this is genuinely one of the cheapest counties in Florida to build a code-compliant envelope in. If your design has a big glazed gable end or large shop doors, that saving is larger than the wind speed difference on its own. Your insurer may still want protection and can price accordingly, but the code does not require it.
Can I put the shop up first and finish the house later?
Not in Alachua County, and this catches people out. The land development code says sheds and garages may not be constructed before the principal building. So the common staged approach, get the shop weathertight this year and fit out the living quarters when funds allow, does not work here if the shop is the accessory structure. The way through is to permit the whole thing as the dwelling from the outset, which is exactly what the county barndominium checklist contemplates. You can still phase the interior finish; what you cannot do is permit a barn now and call it a house later.
Is the county harder to deal with than its neighbours?
On environmental matters, yes, and we would rather you heard it from us. Alachua asserts wetland jurisdiction beyond what the state agencies apply, its code covers all wetlands regardless of size and is expressly not limited to mapped ones, and it layers sinkhole, spring and karst buffers on top. That lengthens due diligence before you can site a building. Two things worth knowing in the other direction though. The permit itself is much cheaper outside the city, and the county gives a 75 percent discount on plan review and inspection fees if you use a private provider, which is more generous than most. Strict on siting, easy on process.
How worried should I be about sinkholes?
Less than the reputation suggests, and the geography matters more than the county line. Alachua has 81 reported subsidence incidents, which ranks it joint 14th of Florida sixty-seven counties, well below Hillsborough at 617 or Marion at 483. Of those 81, only two have been verified by a geologist as actual sinkholes; the rest were never field-checked, and reporting was always voluntary. Where they do form is specific: western and central Alachua, where limestone lies under less than 25 feet of sand. Eastern Alachua, with over 100 feet of clay, sees far fewer. Devil Millhopper is real and it is spectacular, but it is not an argument about your parcel. A soils report answers the question properly.
How much land do I need in Alachua County?
Three acres in the agricultural district, at one dwelling per five acres, though a first split off a parent parcel can go to one acre with the zoning administrator approval. If you are on a well and septic, which most rural parcels are, new development needs a minimum one acre, rising to three inside the Idylwild and Serenola study area. Height is capped at 35 feet for a residence even though non-residential buildings have no limit, and site coverage is capped at 20 percent of the parcel. There is no minimum house size, which is unusual and useful if you are building compact.
What is the ground like around Gainesville?
Better than most of Florida, with one genuine exception. Just over half the county rates Not Limited for dwellings in the USDA survey, the best figure of any market we work in, and where there is a constraint it is usually a seasonal high water table. The exception is clay. Around 28,800 acres of the county carry shrink-swell soils, concentrated near Paynes Prairie, Orange Lake, Newnans Lake and Lochloosa. That does not exist in Central Florida sand, and on one of those parcels a geotechnical report genuinely changes the slab design rather than merely confirming it. Worth knowing which side of that line your land falls on before anyone prices a foundation.
What is the real hurricane risk this far inland?
Water, not wind. Across the three most significant storms of the last decade, including Irma passing directly over the county, the strongest wind ever measured at Gainesville Regional was a 58 mph gust against a design standard of 120 to 130 mph. But Irma also dropped 12.4 inches of rain here in one event. Inland north Florida gets the rainfall without the wind, so the things that protect you are pad elevation, drainage and where the building sits relative to a wetland, rather than shell strength. That is a different design conversation from the one you would have in Cape Coral.
