How a turnkey builds project runs

Four stages, in this order. The sequence matters more than it looks: getting engineering and permitting settled before anything is fabricated is what keeps a build from stalling.

Feasibility and budget

Before anything is drawn we check zoning, setbacks, utility access, and flood zone on your parcel, then build a line-item budget. This is where most barndominium projects succeed or fail.

Design and permit

Plans are drawn, engineered, and submitted to your city or county building department. We manage the review comments and resubmittals so the permit clock keeps moving.

Site work and shell

Clearing, pad, and slab, then the frame goes up and the building is dried in. Dried-in is the milestone that protects everything that follows.

Finish and handover

Mechanical, electrical, plumbing, insulation, interior finish, and fixtures, then final inspection and certificate of occupancy. We walk the punch list with you before handover.

What actually decides the price

Square footage is the number everyone leads with, and it is rarely the one that moves a barndominium budget. These four do.

  • What the land needs

    Clearing, fill, drainage and how far power, water and septic have to run. On raw acreage this is routinely the line item that moves most between estimate and contract.

  • Finish level

    The shell is a fairly predictable number. Cabinets, flooring, fixtures and trim are where two identical buildings end up a hundred thousand dollars apart.

  • Shop-to-living ratio

    Finished conditioned space costs several times what covered shop space does per square foot. Shifting that ratio changes the total more than changing the footprint.

  • Jurisdiction

    City versus county changes permit fees, review time and sometimes what you are allowed to build. Impact fees alone can run five figures before anyone breaks ground.

What does turnkey actually include?
Design, engineering, permitting, site work, foundation, shell, mechanical, electrical, plumbing, insulation, interior finish, fixtures, and final inspection through to certificate of occupancy. What it does not include, unless we write it in, is land, furniture, and site-specific extras like a long driveway or a well. We put exclusions in writing at contract, because an unwritten assumption is the most common source of a bad build.
How long does a turnkey barndominium take?
Design and engineering, then permitting, then construction. Permitting is the stage that varies most: Florida law gives a jurisdiction 30 business days on a single-family home under 7,500 square feet, but comment cycles and ancillary approvals like septic and driveway can extend the calendar well past the statutory review clock. We give you a schedule with the risky stages marked rather than one confident number.
How do payments work?
A draw schedule tied to completed milestones: permit, slab, dried in, mechanical rough-in, finish, and completion. You pay for work that exists rather than work that is promised. If you are financing, most construction lenders want to see exactly this structure and will inspect before releasing each draw.
Can I get a construction loan for a barndominium?
Yes, but expect more questions than a conventional build. Some lenders and appraisers are still unfamiliar with the type, and comparable sales can be thin in a given county. It helps enormously to have stamped plans, a fixed-price contract and a builder who will talk to the appraiser. Bring us in before you apply rather than after, because the documents the lender wants are the ones we produce anyway.
Who deals with the inspectors?
We do. We schedule every inspection from footing through final, meet the inspector on site, and handle corrections. You are welcome to attend any of them, and some clients do. What you should not have to do is take a day off work to let someone in and then relay a correction notice you cannot interpret.
