We decide the shop-to-living ratio and where the wall between them lands. This single decision sets the frame, the slab, and how the permit gets classified.

What actually decides the price

Square footage is the number everyone leads with, and it is rarely the one that moves a barndominium budget. These four do.

  • Shop-to-living split

    The single biggest lever. Finished conditioned space costs several times what open shop space does, so where you put the dividing wall sets the budget.

  • Two slabs in one pour

    The shop side usually wants a thicker slab, different reinforcement and a different finish. Both get poured together, but the shop side is not cheap concrete.

  • Door heights

    An RV or a lifted truck sets your eave height, which sets the whole frame. A 14 foot door is a different building from a 10 foot one, not a variation of it.

  • Shop systems

    Ventilation, compressed air, 240 volt circuits, floor drains and lighting. Fitting these after the slab and the walls are done costs multiples of doing it first.

Is a shouse even legal in Florida?
Yes, where zoning permits a single-family residence, which covers the agricultural and rural residential districts most people build these on. What matters is that it gets permitted as a dwelling rather than as an agricultural or storage building. The moment there is a kitchen and a bedroom in it, full residential code applies and the building is classified accordingly. Trying to permit a residence as a barn is the fastest route to an unpermitted structure you cannot insure or finance.
What does the fire separation actually involve?
A rated wall assembly between the shop and the dwelling, and a rated, self-closing door where they connect. The specifics depend on what you intend to do in the shop and how the building is classified, which is why we settle the shop use at design stage rather than assuming. It is a modest cost when detailed early and a genuinely disruptive one when added late.
Can I run a business out of the shop side?
That is a zoning question rather than a building code one, and the answer varies by county and by district. Home occupation rules typically limit employees, customer traffic, signage and outdoor storage. Some uses are fine by right, some need a special exception, and some are not permitted in a residential district at all. Tell us the intended use early, because it can change the permit path and occasionally the building classification.
How tall does the shop need to be for an RV?
Work from the door, not the ceiling. A tall coach usually wants a 14 foot door, and the eave has to clear the door plus the header plus the track. That drives column height, frame weight and footing size through the whole building. Measure your actual vehicle including the roof-mounted air conditioner rather than trusting a spec sheet, and tell us before the frame is designed.
Will the shop noise and smell get into the house?
Not if it is designed for. The rated separation helps, and beyond it you want the shop on its own ventilation, positive sealing at the connecting door, and the two spaces on separate HVAC. Where this goes wrong is a shared return air path, which quietly pulls whatever the shop is doing into the bedrooms. That is a design decision, and we make it deliberately.
